Walk from the Marietta Welcome Center up to North Park Square this month and count the doors that changed hands since last fall. The Italian room you used to book for anniversaries is a butcher counter now. The brewery on West Park is a leather-seated sports bar. The Michelin-starred fine-dining room everyone assumed had gone dark is quietly seating people again. The most-photographed empty lot on the Square is still an empty lot, and that story ended differently than the city expected.
Here is the useful frame heading into fall: the 2026 turnover on the Square did not just refresh the tenant mix. It shifted several rooms from destination-dining toward everyday utility, which changes how a resident should actually use these three blocks Thursday through Sunday.

The Piastra-to-Asher & Rose swap is the one most residents feel first. After a decade on Marietta Square, Piastra shifted gears and morphed into a new concept called Asher & Rose Grocers, with mother-son owners Chef Greg Lipman and Betty Bahl reopening their former restaurant as a market-and-café setup, and Piastra's final dinner service under its original name took place on December 31, 2025, with the grand reopening as Asher & Rose Grocers on January 28, 2026. Located on Marietta Square, the market at Asher & Rose sells fresh produce, North Georgia cheeses and other dairy products, local pantry goods, and custom cuts of meat and fish.
One door up, West Park Sports Club opened on April 20, 2026, in the former Red Hare Brewing & Distilling space at 29 West Park Square on Marietta Square, described as an upscale sports bar with plenty of TVs, a darker interior, and leather seating. The operator is a known quantity in Cobb: West Park Sports Club comes from Fork U Concepts, the restaurant group behind Taqueria Tsunami and Stockyard Burgers and Bones.
Now the quiet one. Acclaimed Marietta fine-dining restaurant Spring, which shut down last year for renovations, announced in April 2026 on social media that it has reopened in a limited capacity. Spring is Chef Brian So's Michelin-starred room, and its return, even in a soft form, restores the top of the Square's dining pyramid without any external announcement campaign. If your mental model of the Square still has Spring dark, update it.
And the vacant corner. Ted's Montana Grill had planned to open a new location on Marietta Square after receiving historic review approval in 2025, but confirmed on January 8, 2026 that the project has been canceled, with company leadership citing negative social media feedback as part of the decision, leaving the long-vacant North Park Square property undeveloped once again. Nicknamed the "Goldstein Gap," the lot has sat vacant since the former councilman razed the Cuthbertson building on the site in 2010. If you were routing Friday plans around a new anchor at that corner, don't.
The utility shift is the real story
Group these swaps together and a pattern shows up that the individual openings don't quite convey on their own.
A butcher counter and a specialty grocer where a special-occasion Italian used to sit. A sports bar where a brewery used to sit. A dedicated wine tasting room where there wasn't one before. Two of the three additions are places you use on a Tuesday afternoon or a Sunday during a game, not places you drive across town for on a Saturday night. The Square is picking up utility functions that residents used to run at strip-center anchors farther out on Whitlock or Roswell Road.
That matters because it changes the frequency of the trip. A neighborhood you visit twice a month for date night behaves differently than a neighborhood you visit twice a week for cheese, a bottle of wine, and a game. Foot traffic that repeats builds a different kind of retail environment, and the tenants queued up behind these openings look like they read the same signal.
Pisano's Pizzeria & Italian Kitchen is coming soon to Marietta Square in the former Ahoy! There Be Dragons gallery space next to Willie Rae's Social House, and the restaurant's original Downtown Kennesaw location is known for New York-style pizza, pasta, and Italian-American favorites, adding another Marietta Square pizza option to an area already operating at very healthy carb levels. By-the-slice pizza next door to a social house is a utility pairing, not a destination one.

- Antika, a new food-service concept at 34 Powder Springs Street near Marietta Square, registered under BEJ Management LLC in City of Marietta business records, which received a 100 on an initial food-service inspection dated April 14, 2026, in a space previously home to The Frozen Goose, which opened in late 2022 and closed at the end of November 2025. Menu and opening date have not been confirmed.

A resident's fall calendar, Labor Day through mid-October
The Square runs a real programming schedule in September and October. If you already live here, the practical question isn't "what's happening" but "which weekends are the ones to route around and which are the ones to lean into."
Anchor dates:
- Sep 5–7, Labor Day weekend, Art in the Park. Art in the Park has been part of the Marietta Square's history since 1986 and takes place in and around the Historic Marietta Square and Glover Park on Labor Day weekend, September 5–7, 2026, 10am–5pm. Art displayed will include paintings, photography, pottery, graphic arts, sculptures, jewelry, and woodworking from 220 of the country's finest artists.
- Thursdays in September, Brown Bag Concert Series. Each Thursday in May and September, the Brown Bag Concert Series runs from noon to 1 p.m. in Glover Park, featuring free music in the Historic Marietta Square. This is the lunch-hour move that pairs perfectly with a butcher-counter stop at Asher & Rose on the walk back.
- Oct 2, First Friday Art Walk. A First Friday evening self-guided walking tour of art galleries, museums and restaurants around Marietta Square, with live music and outdoor art, running March through December.
- Oct 10–11, Chalktoberfest. An annual art and beer festival at Marietta Square, featuring works by professional chalk artists, craft beers from 40+ breweries, live music, food and more.
- Oct 17, HarvestFest and Scarecrows In The Square. The annual HarvestFest on Saturday, October 17, 2026 from 9 am to 5 pm, including HarvestFest Market featuring a wide variety of unique handmade items from local artists and craftsmen.
- Saturdays, 9am–noon, Farmers Market. The Marietta Square Farmers Market takes place from 9 am to noon in the parking lot across the railroad tracks from the Marietta Welcome Center at 25 Mill St, Marietta.
A useful routing rule for fall Saturdays: if the calendar shows Chalktoberfest or HarvestFest, do the Farmers Market first at 9am, be out by 10:15, and let the festival crowd fill in behind you. If it's an ordinary Saturday, flip the order and eat late.
How to actually use the Square this fall
If you're a resident, here's the compressed version.
The Square is now a place you can use midweek, not just book for the weekend. Asher & Rose plus Deep Roots plus Spring 2nd Branch's walk-in policy means a Tuesday errand-plus-lunch loop is real. Save the reservations for Spring and a Friday-night table at one of the established rooms. Use West Park Sports Club as your Falcons-Sunday default, since it opens up parking pressure on the older bar rooms during games. Route around the three biggest event dates on the calendar if crowd tolerance is low. Stop planning around the North Park Square corner until someone actually breaks ground there, because the Ted's story is over.
The Square's tenant mix will keep shifting through the fall. If Antika opens, if Pisano's turns on its ovens, if Dumpling Master picks an address, the shape of a weeknight walk changes again. But the direction is set. This is a Square you live with now, not one you visit.
